How to Grow a Multi-Million Dollar Property Portfolio in your Spare TimeA book by Michael Yardney

In this 3rd edition of This top selling book Michael Yardney, explains how the present is only the past repeating itself. Busts follow booms which are followed by busts, but all the while well located properties will double in value every 7 – 10 years.

Some areas will always outperform the market and certain properties will always outperform the market. He gives readers a guide to where the Australian property markets are heading over the next 10 years and presents comprehensive evidence that the next Australian property boom will be our biggest and should see us through to the middle of the next decade. He explains how this will be the last opportunity many Baby Boomers (aged 43-63 years) have for financial freedom. With retirement looming for many Baby Boomers and their superannuation having recently been decimated by the stock market crash of 2008/09, recent surveys suggest that most Baby Boomers are not well placed for financial independence in their retirement and many are considering buying an investment property in the next year.

When first published, this book became a BEST SELLER in less than 3 months and is highly acclaimed by readers. It is written both for beginners as well as advanced property investors and explains how our next property boom will be Australia’s biggest property boom and possibly our last big boom.

This is supported by strong demographic evidence that also highlights our next major growth regions. The author details the most important things investors must know to take advantage of the next property boom.

For advanced investors there are chapters on:

  • tax loopholes,
  • finance strategies,
  • negotiation,
  • dealing with agents,
  • auctions,
  • renovations, and
  • an extraordinary section on living off the increasing equity of your Multi Million Dollar Property Portfolio.

What if China’s bubble bursts?

What’s the most important economic question in the world today?

While many of us are concerned about the collapse of the euro or whether the U.S. will fall back into recession, closer to home a more important question could be – will the China bubble burst?

Anyone watching China in the last few years must be wondering if it is another bubble in the making and we all know that Australia’s future prosperity is substantially reliant on the resources boom and a large part of that will depend on China’s growth. [Read more...]

50 Amazing numbers about the US economy you will find interesting

In previous blogs I have warned not to invest in US property, so I won’t bore you and do so again.

Instead I’ll share a great article about the US economy. It’s light reading and chock full of interesting facts and was written by Morgan House, a great contributor to Motley Fool?

Did you know that… [Read more...]

Where are property prices heading?

Our property markets are flat and some investors are worried that the value of their properties are falling. Many are asking what will my property be worth next year.

Each Monday they look at the auction clearance results and every month they check on median property values. While it’s not as bad as watching your shares fluctuate in value on a minute by minute basis, this short term focus is unhealthy for investors who are generally in it for the long term.

I think a better question to ask would be “what will my property be worth in 10 years time?”

The scary thing for some is that there are commentators out there suggesting property values won’t rise for another decade. Just look at the financial mess the world has got itself into, they say.

But there’s nothing new about these property pessimists – they’ve always been around and they’ve always been wrong.

Just look what happened to property values in the first decade of this millennium. [Read more...]

Understand the risks to our property markets

As a property investor you need to ask yourself 3 questions:

1.    Which way are the property markets heading?

2.    Which way am I heading?

3.    Are we both heading in the same direction?

Everyone knows that the Australian property markets have changed and confusion is rife.

So I wouldn’t blame you for asking:

•    ”Why do property analysts get it so wrong if they have access to all the research data?” Or…

•    ”Why did a property boom with 20% plus growth catch many of us by surprise after the GFC? And why did falling property values catch many by surprise this year?”
