You’ll need to do some homework to find the right mortgage broker for you, but if you do your research and choose carefully, you’ll find your broker saves you time, stress and most importantly, money.

Remember your broker works for you, so don’t hesitate to ask them to explain everything in simple terms you understand.

Michael’s tips on choosing a good mortgage broker:

1. Ask your friends and family for recommendations of a good broker.

2. Check your broker’s industry experience. Don’t be afraid to ask how long they’ve been in the industry. You can also ask for testimonials form previous clients.

3. Currently the mortgage industry is unregulated (but the government is looking at changing this) so ask if they are they members of industry bodies such as the MIAA (Mortgage Industry Association of Australia) or FBAA (Finance Broker’s Association of Australia)?

4. Do they have Professional Indemnity Insurance?

4. Make sure that the broker has access to a wide range of reputable lenders. If they don’t, you could be missing out on the best mortgage deal.

5. Ask how they get paid. Most brokers work on a “success fee” and are paid a commission from the lender when you get your loan. Others may charge you a fee. Ask what charges you might have to pay if the broker secures you a loan and you decide not to accept it.

They should then be able to seek pre-approval for your loan before you go house hunting. Pre approval is an ‘in-principal’ commitment from the lender to loan you money. It usually lasts for 6 to 12 months and should cost you nothing, but will give you peace of mind to make firm offers on properties and put you in a better position to negotiate your way into your new home.
