A bit about Bondi
Originally an aboriginal settlement, Bondi officially became a suburb when the newly formed Waverley municipality (est. 1859), divided the then suburb into three wards; Bondi, Waverley and Hunter, with a fourth added a little later – Lawson.
In 1809, General Bligh gave the first ever land grant in Bondi to William Roberts, a parcel totalling 81 hectares – pretty much the entire current residential and business district of today's Bondi Beach.
When the eastern suburbs railway to Bondi Junction was completed in 1979, the area took off as a thriving commercial precinct and is now a major public transport interchange, with buses and trains to the CBD and Circular Quay.
Bondi Junction is well placed, with the famous Bondi Beach being an ever popular playground for locals and thousands of tourists right throughout the year (including Paris Hilton!), and its close proximity to the CBD (7 kms east of CBD).
Demographics
The residents of Bondi consist of an eclectic multicultural blend, with a large Jewish population, and immigrants from Asia, South Africa, Ireland and New Zealand.
Of course it's also a playground for some of Australia's rich and famous, including business mogul Jamie Packer, model Tara Moss, the infamous, on again-off again Aussie actor Jason Donovan and singer Wendy Matthews.
There is a large number of young single professionals and couples in the area, as well as young families attracted by the lifestyle Bondi offers.

Dwelling characteristics 
Bondi is primarily a high density housing area, with the 2006 Census reporting that 72.5% of all dwellings in Bondi were flats and only 14.4% were detached dwellings, with 11.0% semi-detached homes, terraces, townhouses, etc.
Reflected in the large proportion of flats in the suburbs is the fact that Bondi is a popular rental spot for young singles and couples, with 43.3% of all dwellings being tenanted.
Real estate market
There's a good variety of real estate options in Bondi Junction, including traditional architecture such as Victorian terrace homes, mid-20th century Californian bungalows and an increasing prevalence of modern apartments.
What it has to offer
Bondi has a host of essential services and infrastructure, making it a prime property investment location.
There are numerous educational facilities including Sydney Grammar, Scots College and Moriah College, as well as the public Waverley Secondary College.
Recreational facilities are rife, as you would expect in an area that is popular for outdoor pursuits. Centennial and Queens Park are both well frequented and loved by locals and there are a multitude of jogging, bike and walking tracks, as well as playgrounds and sporting grounds.
Surrounded by coast and pristine beaches, Bondi is an iconic beach area that's all the rage with surfers, swimmers and those who just want to be seen in their bikinis and speedos! Bondi, Bronte and Tamarama Beaches are all on your doorstep in Bondi Junction and for the more adventurous, there's the renowned Bondi Iceberg's Club and swimming pool.
Residents are spoilt for choice when it comes to dining and shopping options too. When it comes to eating out, there's all the regular fast food faves along with al fresco cafes andupmarket restaurants and hotels. For those seeking some retail therapy, there's the obligatory surf shops, Westfield Plaza, the Carousel Shopping Centre, all the large iconic names such as Coles, Kmart and David Jones and as you'd expect in an area that attract residents with money, an array of boutique shops.
All in all, Bondi Junction has the essential ingredients to ensure long term success for property investors who buy in the area. With an abundance of attractions, services and infrastructure, its close proximity to the CBD and a lifestyle that even the rich and famous find alluring, Bondi Junction is definitely one to watch.
